Every county figure on this page comes from the USDA NASS Cash Rent Survey for non-irrigated cropland — the same public data lenders and appraisers reference, not a listing site's estimate. Each county's number reflects the most recent year USDA surveyed that county; some counties don't get surveyed every year, so the "latest" year shown can differ county to county. It's a county-wide average across every reporting tract, not a number tied to your specific field.

Rates vary by soil productivity, drainage, tile, road access, and the terms already written into your lease. Two farms a mile apart can carry very different fair rents. Treat this as the starting point for a conversation, not the final word on your ground.
